Why rent offices in Southgate?
Located in the N14 postal area of north London, Southgate lies between Enfield (north and east), East Barnet (to the west) and Bounds Green (to the south). It’s basically leafy and suburban with several large green parks, including the 92-acre Grovelands Park, with a lake and adjoining woodland.
Notable features of the area include the Grade II* listed art deco tube station, designed by noted modernist architect Charles Holden, and what is said to be the oldest oak tree in England. Rumoured to be 800 years old, the Minchinden Oak stands in the grounds of Christ Church.
The man who brought unparalleled expansion to Britain’s domestic tea market, Sir Thomas Lipton, moved here from Muswell Hill in 1892, and he liked Southgate so much he stayed until his death in 1931. Southgate has its own Chamber of Trade which, together with the Enfield Business and Retailers Association, hosts the annual Southgate Summer Festival, with live music and food stalls.
Southgate is bounded on its southern edge by the A406 North Circular Road, which gives access to J1 of the M1 about 15 minutes’ drive to the west and to J24 of the M25 10 minutes to the north. The A10 is a 10-minute drive to the east. It’s also just 15 minutes to J4 of the M11 at Woodford.
Southgate is served by Southgate and Arnos Grove stations on the Piccadilly Line of the London Underground, with journey times of 25 minutes to King’s Cross St Pancras, 30 minutes to Leicester Square and just under 1.5 hours to Heathrow Airport.
On its southeastern edge is Palmers Green station with three trains an hour to Moorgate (a 25 minute journey), two trains an hour to Hertford North (25 minutes) and an hourly train to Stevenage taking 40 minutes. From New Southgate station at the south-western tip of the area, services run to Welwyn Garden City and Moorgate, each with a journey time of 25 minutes.
