The first question is, of course, which Clapton? There are two – Upper and Lower – and each has its attractions. Just next door to central Hackney, Lower Clapton has loads of green space, including Hackney Downs, Clapton Park and Hackney Marshes. The area is buzzing with development and gentrification. After all, where else in inner London can you find an ice rink, horse-riding centre and rowing club? It’s also next door to shiny Stratford, and has felt some of the benefits from the regeneration that came from the 2012 London Olympics.
There are four trains an hour to Liverpool Street, taking just 12 minutes to get you to the heart of the City. Walthamstow is five minutes in the other direction by Overground, linking Lower Clapton to the Victoria Line, while Chingford is just 16 minutes by rail. Homerton and Hackney Central, just to the south, are on the London Overground. Lower Clapton sits between the A10 heading north and the A12 travelling east, each giving access to the M25.
Up the road to the north is Upper Clapton. It’s further out of town, though it’s still in the borough of Hackney, and it’s also got access to a lot of green space, such as Springfield Park with its sports facilities. Across the River Lea to the east of Upper Clapton is Springfield marina with mooring for narrowboats and other pleasure craft.
A short bus ride away are the nearest London Underground stations – Tottenham Hale and Seven Sisters on the Victoria Line and Manor House on the Piccadilly Line. It also has easy access to the A10 and also the useful east-west route A503. Being further out from the centre of town also gives the area a head start in affordability.
